Cool New Websites, Market Update, To Update or Not
I have three cool websites to share with you this month. First up is www.bellacor.com - which deeply discounts everything from lighting fixtures to furnishings to bedding and much more. It offers FREE SHIPPING, NO SALES TAX, and has different sales every week. This is a wonderful site offering wonderful savings. I think you will be amazed at the deals you can get there. This is also true of www.lumberliquidators.com which has deeply discounted wood and laminate
flooring. You can visit there store in Grand Rapids or order on line and pay shipping (which is delivered curbside to your home meaning you have to unload it). If you are considering new flooring for a fair amount of square footage, this can mean big savings though. With prices like $1.99sf for bamboo or $2.99 for brazilian cherry, well.. it may be worth the drive to Grand Rapids. Third up is www.pointclickhome.com which is sponsored by leading decorating magazines and offers a lot of information and tools to homeowners thinking of  redecorating, remodeling, or simply wanting to lay our your furniture differently. It is a fun and informative website and worth a peek.
 
One reason for offering the above info is my next topic. Market conditions mandate that you are careful how you invest in your home right now. I recently came across the statistic that the average kitchen remodel right now costs $54,000+. If you live in a moderately priced home in our local market ($150,000 -$250,000) I would definitely not recommend spending $54,000+ on a kitchen update. You just won't recoup anything like that at resale. If your cabinetry is still solid and in fairly good condition, consider changing just the color, the hardware, or maybe update the door fronts. Then you can focus on counter top and appliances. Your home must stay competitive with others in your price range, so I am not telling you to not update your home. Just be careful of cost when you're doing it. The other option, and not such a bad one at this point, especially if you can not do the work yourself, is to use list price as your weapon of choice. Buyers are in a frugal mood these days and are very willing to consider a home that needs updating if the home is priced below the competition.
 
Speaking of the market.... here's the latest update. From 09/15/2007- 10/15/2007 there have been 165 sales in the Traverse Area MLS, 148 of which are from within the five county area encompassing Antrim (18 sales), Benzie (16 sales), Grand Traverse 67 sales), Leelanau (28 sales) and Kalkaska (19sales). The median price in the five county area was $158,000. If you factor out the Benzie and Kalkaska, the two traditionally low counties, the median price this past month was $175,000. Seventy four percent of homes sold in six months or less, per MLS. We'll keep a watch on it for you and have an update next month.

What Buyers Are Looking For Today
This month, let's take a look at what buyers are looking for
when shopping for a home today.  As it is harder to sell a
home in today's climate, this information could be very helpful.

The National Association of Realtor's 2007 Profile of Buyer's
Home Feature Preferences is out. It's findings are very telling.

Most important, according to the survey from 2,530 respondents
who purchased homes from fall 2006 to spring 2007, showed
the number one thing people in the midwest were looking for
was central air conditioning. Seventy four percent of respondents
thought this feature was "very important".  In our northern
Michigan climate, this may not be as important, but none the
less, it may help sell your home if the others do not have this
feature. My appraisal experience shows this feature is not as
common here as it is in southern areas of the state. The survey
showed that buyers were willing to pay an average of $1880
extra for this feature.

A garage with space for two or more cars was second most
called for.  This was the item with the biggest change over
the three years since this survey was last done. It ranked
much higher with current buyers than it did previously - up
from six percent in 2004 to fifty six percent in 2007.

Other items, according to the survey, which were important
included walk in closets in the master bedroom, a nice back yard
or play area, cable or satellite TV readiness as well as high speed
internet access. Walk in closets were particularly important to
older buyers. Back yards and play areas particularly important
to younger buyers.

Also, buyers highly ranked hardwood floors and granite counters.

Single family detached homes still rank overwhelmingly highest in
purchaser preference. This is particularly interesting as many new
developments throughout metro areas of the country are showing
a vast increase in the amount of paired homes, townhomes, and
mixed use development condos. In many areas there is a one to
two year supply already constructed with more being built. This would
contradict the buyer preference survey and may explain the vast
inventory available.

Buyers in the survey showed the most sought after location as
suburban/subdivision at 53%, small town 20%, urban/ central
city at 15%, rural at 10% and resort / recreation at 1%.

Neighborhood quality was the most important factor for buyers in
selecting a location.

This is good information to have for anyone owning a home, but also
this data should be considered when purchasing a home. Keeping these
points in mind when shopping for a home, will keep your home more
"liquid" in the market, thereby making it easier to sell when it's time to
move on.

Current Market Conditions for the Traverse City Area
Everyone is aware of the "soft" market conditions, but what does that actually mean
if you are thinking of selling your home?
 
Let's take a sensible look at the market here in the greater Traverse City area.
 
According to Michigan Association of Realtors, the Traverse Area Association of
Realtors is showing volume only slightly down (- . 35%) over last year with price
down 6.94% on average sale prices.
 
In hard terms, TAAR is showing a total of 1473 sales of single family homes this
year.  Market resistance will show most in marketing time. How long will it take
to sell your home. According to statistics, market days range broadly from 0-1946
looking at all areas, however, realistically, 579 homes have sold within 3 months
and another 413 homes have sold under 6 months. In all areas, new build sales are
way down with the overwhelming majority of sales being existing housing. This does
not show custom built homes not involved in MLS transactions.
 
With an average market time typically of 3-6 months in this area, we are still showing
67% of homes selling in 180 days or less.
 
Let's look at that by individual county, so you can see how your direct market area
is faring.
 
Grand Traverse County has had 707 sales to date this year. The median value is
$161,000 on listing prices ranging from $25,900 - $1,390,000. Marketing times
show a range of 1 - 1447 days with 285 sales under 3 months and another 209
in the 3-6 month category. This translates to about 70% selling in under 6 months.
Currently there are 2058 homes showing actively listed with 86 currently pending sale.
 
Leelanau County has had 162 sales to date this year. The median value is $204,500.
Listing prices range from $59,900 - $2,950,000. Marketing times for Leelanau are a
little behind Grand Traverse with 69 sales under 3 months and another 38 sales under
six months. Here stats show 66% of single family homes selling under 6 months. 
Currently there are 662 homes listed with another 18 pending sale.
 
Benzie County has had 147 sales this year with a median value of $164,900 on list
prices ranging from $35,000 - $2,490,000. Market times range from 1-812 days with 60
homes selling in 30 days or less and another 37 selling in under 6 months. This would
mean that 66% of homes here, too, are selling at 6 months or less. Currently there are 524
active listings and 13 pending sales.
 
Antrim County appears hardest hit. There have been 130 sales this year. Median price 
here is $159,000 with list prices ranging from $6000 - $1,249,000. Market time ranges
from 28 days to a whopping 1946 days (for the highest priced home). Statistics show
33 homes selling under 3 months and an additional 38 selling under 6 months, for a
total of approximately 55% of homes selling under six months. Currently there are 790
active listings with 24 pending sales.
 
Kalkaska County has had 127 sales this year so far with a median price of $109,900.
List prices here range from $14,500 to $615,000. Market times range from 14 days to
764 days with 54 sales in under 3 months and another 35 sales in under 6 months.
The total under 6 months here is 70%. Currently there are 580 active listings with 11
sales pending.
 
So what does this all mean to you? It means that in order to be successful in selling
your home right now, you need to list the home at market value. There is a lot of
competition. Make sure your home looks great and is in good repair.
 
If you have realistic expectations, price your home correctly and make it attractive to buyers,
your home will sell, even in this market.

How Is YOUR Home's Value Doing in Our Local Market?
Everyone is concerned about the local real estate market right now. Is it justified? Rates are still very, very reasonable.... near their historical lows as a matter of fact. Despite that, our market has showed signs of slowing over the past eighteen months.

The Bank Account You May Not Know You Have
I've seen a lot in my twenty years as a real estate appraiser. My experience has run the gambit from really hard working home owners that strive to maintain and improve their homes, to houses that haven't been touched in decades! The latter is always a wonderment to me. Your house is a bank account. Sure, making your monthly mortgage payment allows the principal portion to be paid against the loan amount, and is therefore like a savings account. More than that however, is appreciation - the interest you get in return for the ownership. Maintained homes typically, in most markets, rise in value every year by the rate of inflation or perhaps more. Let's take this to a higher level, though. Making improvements to your home, in an economically responsible way, can make that bank account soar even higher faster. You will notice I said.."in an economically responsible way..". I say that for very good reason.
